If you own a home in Georgia and live in it as your primary residence, there’s a good chance you could be paying less in property taxes than you are right now. The reason?
The Homestead Exemption.
This is one of the most overlooked benefits of homeownership, especially for first-time buyers and homeowners who’ve recently moved. Let’s break down what it is, how it works, and where to apply if you live in North Metro Atlanta.
What Is the Homestead Exemption?
The homestead exemption is a property tax reduction available to homeowners who occupy their home as their primary residence. Once approved, it lowers the taxable value of your home, which can result in meaningful savings every year.
In Georgia, most counties offer:
A basic homestead exemption
Additional exemptions for seniors, disabled homeowners, and veterans
The exact savings vary by county and school district, but the key thing to know is this:
If you don’t apply, you don’t receive it, even if you qualify.
Who Qualifies?
In general, you qualify if:
You own the home
It is your primary residence
You occupy the home as of January 1st of the tax year
If you bought your home last year or recently moved, this is especially important to double-check.
How Much Can It Save You?
While the exact amount depends on your county and tax rate, many homeowners save hundreds of dollars per year, and sometimes more over time as property values rise.
Once approved, the exemption usually automatically renews each year as long as you remain eligible.
How to Apply (North Metro Atlanta Counties)
Applications are handled by your county tax assessor’s office. Below are direct links for several North Metro Atlanta counties, including Bartow and Pickens:
Bartow County
Cherokee County
Cobb County
Forsyth County
Fulton County
Pickens County
Most applications can be submitted online or by mail. Deadlines are typically April 1st, but it’s always best to apply as soon as you’re eligible.
A Quick Reminder for Homeowners
Many homeowners assume:
Their lender filed it (they don’t)
It was automatic (it isn’t)
It carried over from a previous home (it doesn’t)
If you’ve purchased a home, moved counties, or simply aren’t sure, it’s worth confirming.
Need Help Figuring This Out?
If you’re unsure whether:
You’re already receiving the exemption
You qualify for additional savings
A recent move affected your eligibility
